In July 2025, the North American distribution and supply chain sector experienced an increase in planned industrial capital projects. According to a report by Industrial SalesLeads, new projects within the sector grew by 22% month-over-month. The growth is based on the Firm's tracking of 191 new projects, which include facility expansions, new plant construction, and major equipment modernization projects. The report highlights a trend of investment in the distribution and supply chain industry across the US.

Largest Planned Project

During the month of July, our research team identified 3 new Distribution and Supply Chain facility construction projects with an estimated value of $100 million or more. 

The largest project is owned by MTU Maintenance Dallas, who is planning to invest $120 million for the renovation and equipment upgrades on their warehouse, testing, and maintenance hangar at Fort Worth Alliance Airport in FORT WORTH, TX. They are currently seeking approval for the project.

Top 10 Tracked Distribution and Supply Chain Project Opportunities 

New Jersey:

Global online retailer is planning for the construction of a 3 million sf distribution center in HAMILTON TWP., NJ. They are currently seeking approval for the project.

Georgia:

Production studio is planning for a 1.2 million sf expansion of their warehouse and soundstage complex in ATLANTA, GA. They are currently seeking approval for the project. Completion is slated for early 2028.

North Carolina:

Biodegradable paper tableware mfr. is planning to invest $80 million for the renovation and equipment upgrades on a 588,000 sf manufacturing and warehouse facility at 68 Snowbird Rd. in ROBBINSVILLE, NC. They have recently received approval for the project.

Georgia:

Municipality is planning to invest $58 million for the construction of a 50,000 sf warehouse and office facility at 3000 Cascade Palmetto Hwy. in SOUTH FULTON, GA. They are currently seeking approval for the project.

California:

Grocery retail chain is planning to invest $48 million for the expansion of their warehouse and office facility at 12100 Atlanta Cir. in RANCHO CORDOVA, CA by 183,000 sf. They are currently seeking approval for the project.

North Carolina:

Logistics service provider is planning for the renovation and equipment upgrades on a recently leased 512,000 sf distribution center in GASTONIA, NC. They will relocate a portion of their operations upon completion in early Fall 2025..

Ohio:

Global online retailer is planning to invest $30 million for the construction of a 200,000 sf warehouse facility at 29057 Oregon Rd. in PERRYSBURG, OH. They are currently seeking approval for the project.

Washington:

Automotive parts supplier is planning to invest $26 million for the construction of a 182,000 sf warehouse and vehicle recycling facility at 9422 Tyndall Rd. NE in MOSES LAKE, WA. They have recently received approval for the project.

Kansas:

Cold storage warehousing service provider is planning for the construction of a 433,000 sf warehouse at 17895 US 169 Hwy in SPRING HILL, KS. They are currently seeking approval for the project.

Illinois:

Logistics service provider is expanding and has recently leased an additional 300,000 sf of warehouse space at 500 Country Club Dr. in BENSENVILLE, IL.
