Industrial SalesLeads released its June 2025 data on planned capital project spending in the North American Distribution and Supply Chain sector. The report tracks activity across the industry, including facility expansions, new plant construction, and high-value equipment modernization projects. Research confirms June’s 183 new projects in the Distribution and Supply Chain sector is a return to March levels after steady increases over the past few months. Large projects totaling over $100 remains strong with 5 new construction projects across the U.S. See below for details.

Largest Planned Project

During the month of June, our research team identified 5 new Distribution and Supply Chain facility construction projects with an estimated value of $100 million or more. 

The largest project is owned by NewCold, who is planning to invest $275 million for the construction of a 400,000 sf cold-storage distribution facility at 45 West Oak Ridge Drive in HAGERSTOWN, MD. They have recently received approval for the project.

Texas:

IT infrastructure equipment mfr. is planning to invest $152 million for the renovation and equipment upgrades on a 393,000 sf manufacturing and warehouse facility at 9220 Socorro Rd. in SOCORRO, TX. They have recently received approval for the project.

Arkansas:

Global online retailer is planning to invest $151 million for the construction of a 950,000 sf distribution center in PORT OF LITTLE ROCK, AR. They are currently seeking approval for the project. Completion is slated for late 2026.

Washington:

Municipality is planning to invest $103 million for the construction of a warehouse, maintenance, and office campus at 9655 SE 36th St. in MERCER ISLAND, WA. They are currently seeking approval for the project and will consolidate their operations upon completion.

Iowa:

Paper product mfr. is planning for the construction of a 969,000 sf manufacturing and warehouse complex at 3040 Leversee Rd. in WATERLOO, IA. They are currently seeking approval for the project.

Indiana:
Construction equipment mfr. is planning to invest $60 million for the expansion, renovations, and equipment upgrades of their warehouse and assembly facility in LEBANON, IN. They have recently received approval for the project.

Texas:
Global online retailer is planning to invest $52 million for the construction of a 160,000 sf distribution center at 7850 Paseo Del Norte in EL PASO, TX. They have recently received approval for the project.

South Carolina:

Industrial equipment mfr. is planning to invest $51 million for the construction of a 400,000 sf distribution center at 9735 Old Bailes Road in INDIAN LAND, SC. They are currently seeking approval for the project.

Texas:

Waterproofing and insulation products mfr. is planning to invest $50 million for the construction of a 207,000 sf manufacturing, warehouse, and office facility on S. Grove Rd. in ENNIS, TX. Construction is expected to start in Summer 2025, with completion slated for late 2026.

Florida:

Fuel tank mfr. is investing $44 million for the construction of a 231,000 sf manufacturing and warehouse facility at 1511 Zoo Pkwy. in JACKSONVILLE, FL. They will relocate their operations upon completion in Spring 2026.

New York:

Foodservice distributor is planning to invest $41 million for the construction of a warehouse and processing facility at 3196 Route 426 in MINA, NY. They are currently seeking approval for the project. Construction is expected to start in Fall 2025. They will relocate operations upon completion in early 2027.
