Industrial SalesLeads released the May 2025 results for its new planned capital project spending report for the Distribution and Supply Chain industry, revealing a steady three-month increase in project activity. The Firm identified 209 new projects in May, up from 202 in April and 183 in March. These projects span across key industrial initiatives including facility expansions, new plant construction, and major equipment modernizations. The most active states driving consistent growth are Oklahoma, Tennessee, Indiana and Ohio.

Largest Planned Project

During the month of May, our research team identified 9 new Distribution and Supply Chain facility construction projects with an estimated value of $100 million or more. 

The largest project is owned by PPG Industries, Inc., who is planning to invest $380 million for the construction of a 198,000 sf processing and warehouse facility in SHELBY, NC. They are currently seeking approval for the project. Construction is expected to start in Fall 2025, with completion slated for early 2027.

Top 10 Tracked Distribution and Supply Chain Project Opportunities 

Virginia:

Toy mfr. is planning to invest $366 million for the construction of a 2 million sf distribution center on Wells Station Road in PRINCE GEORGE, VA. They have recently received approval for the project.

Oklahoma:

Ammunition mfr. is planning to invest $300 million for the construction of a manufacturing and warehouse facility in PRYOR, OK. They are currently seeking approval for the project. Construction is expected to start in late 2025.

Tennessee:

Military agency is planning to invest $169 million for the construction of an ammonium nitrate solution tank farm facility in KINGSPORT, TN. They are currently seeking approval for the project.

Michigan:

Automotive mfr. is planning for the construction of a 2 million sf distribution center in VAN BUREN TOWNSHIP, MI. They are currently seeking approval for the project. Construction is expected to start in late Fall 2025. They will consolidate their MILWAUKEE, WI, WARREN, MI and CENTER LINE, MI operations upon completion.

Florida:
Paper product mfr. is planning to invest $83 million for the construction of a 400,000 sf warehouse facility in PALATKA, FL. They are currently seeking approval for the project. Construction is expected to start in early 2026, with completion slated for early 2027.

Indiana:
Global shipping company is planning to invest $60 million for the construction of a 317,000 sf distribution center at 6200 Industrial Hwy. in GARY, IN. They are currently seeking approval for the project. Completion is slated for Spring 2027.

Maine:

Military agency is planning to invest $50 million for the construction of an aircraft hangar in BANGOR, ME. They are currently seeking approval for the project.

Illinois:

Electric bus mfr. is planning to invest $31.5 million for the renovation and equipment upgrades on a recently leased manufacturing and warehouse facility in PEORIA, IL. They have recently received approval for the project.

Ohio:

Non-profit organization is planning to invest $30 million for the renovation and equipment upgrades on a 52,000 sf processing, warehouse, and office facility at 3251 Highland Ave. in COLUMBIA TOWNSHIP, OH. Construction is expected to start in Fall 2025. They will consolidate their operations upon completion.

Iowa:

Municipality is planning to invest $28 million for the expansion, renovation, and equipment upgrades on their wastewater plant at 4366 Napoleon St. S.E. in IOWA CITY, IA. Construction will occur in multiple phases. They are currently seeking approval for the project.
