Industrial SalesLeads announced today the CY 2025 results for the new planned capital project spending report for the Distribution and Supply Chain industry. The Firm tracks North American planned industrial capital project activity; including facility expansions, new plant construction and significant equipment modernization projects. Research confirms 2464 new projects in the Industrial Manufacturing sector identified in 2025.

Planned industrial project activity within the sector increased by 6% from the previous year.

YOY Growth by State

Research shows that Oregon state had the highest increase of Distribution and Industrial Warehouse projects tracked, with 74% more projects identified than in 2024. Conversely, Mississippi state showed the largest decline of projects tracked, with a 114% decline compared to 2024. 

Most Active Month 

Research shows that the most active month was February, where 232 new Distribution and Supply Chain project opportunities were identified.

Largest Month to Month Increase in Projects Tracked 

Research shows that there was a 15% increase in new projects tracked from March 2025 to April 2025. Conversely, Feb-Mar showed the largest month to month decline; with 232 new projects in February and 184 in March.

During the year 2025, our research team identified 84 new Distribution and Supply Chain facility construction projects with an estimated value of $100 million or more. 

The largest project is owned by SpaceX, who is planning to invest $1.8 billion for the construction of an 815,000 sf warehouse and storage facility in CAPE CANAVERAL, FL.

JANUARY

Steel company is investing an additional $800 million for the expansion of their currently under-construction manufacturing facility in APPLE GROVE, WV. The project includes the construction of a warehouse and loading facility in WHEELING, WV. Completion is slated for late 2026.

FEBRUARY

Electrical transformer mfr. is planning to invest $340 million for the renovation and equipment upgrades on a recently acquired 861,000 sf manufacturing and warehouse facility at 6802 Furman L Fendley Hwy. in JONESVILLE, SC. Completion is slated for 2027.

MARCH 

Aerospace company is planning to invest $900 million for the construction of a manufacturing complex and aircraft hangar at Rickenbacker International Airport in COLUMBUS, OH. Completion is slated for Summer 2026.

APRIL:

Grocery retail chain is planning to invest $550 million for the construction of a 1.1 million sf distribution center in NEW CASTLE, DE. Completion is slated for 2030.

MAY:

Industrial paint and coating mfr. is planning to invest $380 million for the construction of a 198,000 sf processing and warehouse facility in SHELBY, NC. Completion is slated for early 2027.

JUNE:

Cold chain logistics service provider is planning to invest $275 million for the construction of a 400,000 sf cold-storage distribution facility at 45 West Oak Ridge Drive in HAGERSTOWN, MD.

JULY:

Wood products mfr. is investing $139 million for the expansion and equipment upgrades on their manufacturing and warehouse facility in ENGLEHART, ON. Completion is slated for Spring 2027.

AUGUST: 

Beverage company is planning to invest $740 million for the construction of a 2 million sf processing, distribution, and office facility at 2321 Concord Pkwy S in CONCORD, NC.

 SEPTEMBER:

Shipbuilder is planning to invest $1 billion for the construction of a manufacturing and warehouse complex in GALVESTON, TX.

OCTOBER:

Global retail chain is planning to invest $300 million for the construction of a 1.2 million sf distribution center at 799 Sara Lee Access Rd. in KINGS MOUNTAIN, NC. Completion is slated for 2027.

NOVEMBER:

Grocery retailer is planning to invest $860 million for the construction of a 1 million sf distribution center in BURLINGTON, NC. Completion is slated for 2029.

DECEMBER:

Pharmaceutical company is planning to invest $771 million for the expansion, renovations, and equipment upgrades on their processing and warehouse facilities in DURHAM, NC. Completion is slated for early 2028.
